Sydney Property

Sydney is the capital city of New South Wales and is probably the best known of the Australian cities. The landscape is breathtaking, occupational prospects numerous and proven by its recurrent position in the top 3 of the World’s Most Liveable Cities – a great place to live!

A unique city, Sydney offers great lifestyle prospects with the thrill of the high life, combined with the chill of the beach life, which is why many relocate here year after year. Sydney boasts fantastic beaches along its coastline, with the famous Bondi Beach as well as Bronte, Coogee, Maroubra in the Eastern Suburbs; Dee Why, Avalon, Collaroy Beaches on the North side and Cronulla in the South.

Sydney’s nightlife is centred around the CBD and Inner East with a host of restaurants and nightclubs in locations such as The Rocks, Woolloomooloo, Kings Cross and Circular Quay. Sydney hosts a number of festivals and events throughout the year including the Mardi Gras, Sydney Film Festival, Vivid Sydney and the Sydney Festival just to name a few. Sydney-siders also love their sports with a large number of rugby league teams and the Sydney Swans. Sydney’s sporting facilities are world class with the Sydney Football Ground and Sydney Cricket Ground in the centre of the city along with Sydney Olympic Park which hosted the 2000 Summer Olympic Games.

Sydney is surrounded by national parks with the Blue Mountains in the West, the Royal National Park in the South and Ku-ring-gai National Park in the North. Coupled with Sydney’s stunning harbour and the numerous parks dotted along the coastline and foreshore, Sydney-siders are never short of recreational space.

The Sydney property market offers investors great comfort from knowing that their money is well placed in solid high demand, high yielding investments. Without a large supply of stock coming on to the Sydney market, there is strong demand in well-placed suburbs from both purchasers and renters.

In particular, the suburbs closest to the water and in close proximity to the CBD offer great potential for capital gains, and have shown historical growth of 7-10%+ pa (compounding) over the last 10 years. Although at a higher price point than most of the other capital cities within Australia, there has always been a strong demand for property within 15 kms of the city – and with low rental vacancy rates and the undersupply of new stock forecast to continue – and this positive trend is forecast to continue.

Types of properties in Sydney range from terraced and Victorian houses built in the late 1800s, to art-deco apartment blocks built in the 1920s through to unit blocks and multi-unit dwellings as well as multi-million dollar mansions along Sydney’s sought after waterfront.

Prestige properties in Sydney are dotted along the waterfront suburbs in the Eastern Suburbs of Point Piper, Darling Point, Rose Bay and Vaucluse with other options in the Lower North Shore suburbs of Mosman, Seaforth and Clontarf. When looking at prestige property, there is a host of elements to take into account ranging from boat and water access, to privacy and icon views to consider.

The Sydney apartment market features stunning art-deco blocks that are highly desirable for their character and solid construction and Sydney also boasts a number of residential apartment buildings designed by the world renowned architected Harry Seidler. Apartment blocks are dotted throughout Sydney’s suburbs and are a popular and affordable option for residents with some inner city apartments showing consistently strong capital growth. However other areas and some more recent developments have not had such consistent growth due to a number of factors including location, design and density.

Sydney consists of a large number of attached inner city houses ranging from grand Victorian terrace houses to worker’s cottages. These properties are mostly found in Sydney’s Inner East, Inner West and Inner South suburbs within 5km of the CBD. These properties are highly sought after for their period features, land content in close proximity to the city and renovation potential if they are in original condition. Renovation of older style properties can add significant value, with Sydney containing a wealth of untapped opportunities in its residential properties.
