Residex independently valued every Capital 360 purchase on behalf of clients since August 2009 across Sydney, Melbourne and Brisbane. The Residex Value Estimates used for the analysis were mostly derived from Residex’s electronic value estimation process, which is used by a wide variety of financial institutions throughout Australia. Certain properties were also given ‘desktop valuations’ where a trained Residex statistician uses a variety of statistical data to provide a more robust value estimate than would otherwise be derived from a raw electronic value estimate.
The sales data and Residex value estimates were then used to derive a ‘repeat sales index’, which is the purest methodology for determining the growth in prices in a housing market. This calculation confirmed that over the time period for which the Capital 360 Portfolio was held (ie, from August, 2009 to December, 2010), the portfolio has, on average, delivered a 17.0% growth rate.
On an annualised basis for this time period, the performance of the Capital 360 Portfolio was 12.4% p.a. This compares to an annualised performance for the Australian market over the same time period of 7.3% p.a. Thus, we have calculated that Capital 360 purchases for clients have outperformed the market by 5.1% p.a.
